So how do you know when to replace vs repair your roof?
The answer depends on a variety of factors, which you should consider any time you need to decide to repair or replace your roof, check this list below when you have to answer the question: “Does my roof need replacing or repairing?”
If your cieling shows signs of Moisture or Water Damage – Once water begins to enter your home beneath your roof’s shingles, it can quickly become a problem for the interior of your home. We recommend having an expert evaluate your roof as soon as you notice water entering the house, no matter how the water enters your home through the roof, floor, or sewage: it can cause serious damage and even health problems. If you’ve witnessed signs of moisture inside your home, including brown spots on the ceiling, paint or peeling off or accumulating mold, we usually let customers know it’s time to replace the whole roof, as a repair can sometimes be more costly.
Recent Natural Disasters – If your neighborhood was recently hit with a tornado, hail, or violent rain or snow storm: the damage may be severe enough to require a total roof replacement. Whether or not you require a full roofing replacement will depend on the damage done to your roofing system: cracked, fallen, or broken shingles, severe wood rot or bowing roof. All of these things could effect your need to replace or repair, even one rough winter could be enough to turn an okay roof into an emergency roof.
Age of your roof – If your roof if 5 years old or younger the problem is more likely related to the quality of the installation or even quality, manufacturing and type of materials rather than normal wear and tear. If your roof was improperly installed or if your last roofing roofing system had sub-par material: we have solutions of many kinds for you to choose from. Usually, improper installation will result in a full replacement, but we try to make this our last option. On the other hand, if you have a 20-year-old roof with a few already diagnosed problem areas: your roof is likely near the end of its life and should be looking at a replacement.
Quality Materials – Asphalt shingles are the most common roofing material due to their affordability and aesthetic appeal, and the latest generation of premium asphalt shingles are made to last up to 50 years with proper maintenance, however this is not true for certain aspects of the asphalt shingle.
